Following its significant growth, marketing solutions provider, Linney, required the development of a new design studio, comprising large open plan offices and access to a roof terrace on the first floor, with meeting, presentation, studio, and editing facilities on the ground floor with feature staircase. The ongoing success of the company – now an international brand – created the need to expand their marketing services business and operations.
Following its significant growth, the company required the development of a new design studio, comprising large open plan offices and access to a roof terrace on the first floor, with meeting, presentation, studio, and editing facilities on the ground floor with feature staircase. The project also included new car parking, landscaping and an integrated café facility.
J Tomlinson was appointed in 2015 as the main contractor to the new three storey flagship building creating an open plan and creative space in a facility which would be home to nearly 200 people. The studio attracted 60 new jobs to the local area upon completion.
The management and installation of the Mechanical and Electrical (M&E) building services throughout the building were undertaken by J Tomlinson’s in-house M&E services team.
J TOMLINSON SOLUTION
J Tomlinson’s construction team acted as main contractor to deliver the design and build of this modern three storey building; this included a steel frame construction, with glass façades, brise soleil across two elevations and will be finished with two varieties of cladding. The incorporation of glass façades help maximise natural daylight and solar thermal heating during the winter months, utilising the brise soleil in low winter sun to heat the building, while helping maintain temperature during the warmer summer months.
The high end specification features associated with Grade A Office facilities will be complimented through colour and space utilisation to benefit building user environments. Additional energy saving features such as sensory LEDs and two air source heat pumps, contribute further to the lower running costs of the building.
The power supply and data systems encompass an Uninterruptable Power Supply (UPS) System and a standby generator to maintain essential services to the building in case of power outage.
J Tomlinson managed all works from conception through to completion, including utilising our in-house team to undertake M&E installations. We worked closely with the client, based on the same site, to ensure the ongoing programme minimised disruption and risk to client operations. In addition, regular client meetings and liaison ensured the project was completed on time and in budget.
PROJECT ACHIEVEMENTS
MINIMAL DISRUPTION – the existing design studio was situated adjacent to site, and J Tomlinson ensured that client operations were not disrupted during the build.
REDUCED BUILDING LIFE COSTS – J Tomlinson worked to ensure the life costs of the building will be kept to a minimum through the discerning procurement of sustainable materials, and the incorporation of cost-efficient alternatives into the building, including LED lighting.
ON-TIME COMPLETION – it was essential that the building was completed on programme in readiness for staff occupancy; J Tomlinson expedited the construction schedule by undertaking testing off site and collating a digestible building manual for Linney Group’s employees.
CUSTOMISATION – in line with the client’s branding requirements, J Tomlinson provided multiple cladding design samples, which were shared with – and reviewed by – the architect, structural engineer, client and design team.
