RIVERSIDE GROUP – REFURBISHMENT OF THE QUADRANT (RETIREMENT LIVING COMPLEX)

Project Overview
The Riverside Group is a major provider of affordable housing, care and support services across England and Scotland, with over 52,000 homes in management.
Total Regen was appointed by Riverside to undertake the refurbishment of resident kitchens, bathrooms and communal areas across The Quadrant – a live, fully-occupied over 55s retirement living complex based in Leicester.
Works also included the installation of new windows and doors, new blinds, suspended ceilings, a new fire system and smoke alarms, new radiators, and three new store cupboards. Sensory LED lighting was also implemented throughout communal areas and cupboards.
Total Regen Solution
Working across occupied properties and communal areas, Total Regen ensured minimal disruption to residents and retirement living staff via our unobtrusive, friendly and professional approach. We were acutely mindful of noise levels throughout the project, working to keep the number of operatives working within an individual property to a minimum.
Resident engagement
As well as hosting regular coffee mornings, Total Regen also organised and hosted several excursions for residents as a thank you for their patience and cooperation during the works. These included seaside visits, a trip to Lincoln, a pub carvery, and an afternoon at Leicester Racecourse.
Furthermore, Total Regen carried out additional works for the benefit of residents, including undertaking external landscaping and purchasing a new garden furniture set for the scheme’s shared outdoor area.
Close client relationship
Throughout the project, we enjoyed regular communication with the core project team, holding monthly meetings on site which were attended by the client and the client’s agent. Furthermore, daily liaison with retirement living staff ensured the site team was kept abreast of any events occurring within the scheme, which then allowed us to work around these whilst keeping potentially disruptive works to a minimum.
Per the client’s request, we undertook a number of works additional to the original specification including refurbishing additional properties on the scheme, the relocation of loft hatches from toilet to guest room and remodelling of guest room, creation of new, energy-efficient conservatory space featuring low e-value glass to prevent heat loss, and cleaning of the scheme’s garden space block paving and installation of rotary line
All additional works were seamlessly managed, with labour levels optimised to ensure maximum efficiency.
PROJECT ACHIEVEMENTS
LIVE RETIREMENT LIVING SCHEME – the project took place within a live retirement living environment housing elderly and vulnerable residents. Total Regen’s tidy, communicative approach ensured minimal disruption to residents and retirement living staff throughout the duration of works.
RESIDENT ENGAGEMENT – Total Regen organised and hosted several excursions for residents as a thank you for their patience and cooperation during the works. These included seaside visits in Llandudno and Skegness, a trip to Lincoln, a pub carvery, and an afternoon at Leicester Racecourse.
HEALTH AND SAFETY – excellent health and safety management ensured that this was an accident and incident-free project.
SUSTAINABLE WASTE MANAGEMENT – Total Regen and Riverside are proud to have achieved a recycling rate of 96% throughout this project, with just 4% of waste diverted to landfill
Galanos care home refurbishment
